Resin Void Fill · Auckland

Don't just fill the void.
Fix what made it.

Single-method resin providers will fill the hole under your slab. We do that too — through our Geofix division — but we also diagnose what eroded the soil, fix the upstream cause, and stop the void from forming again.

The cost of getting it wrong

A void filled right.
Or a void that keeps coming back.

If the soil is still washing away beneath your slab, resin alone can’t stop it. The cost of a recurring void compounds quickly.

DONE RIGHT, ONCE

From $3,500 + GST

Localised void fill, diagnostic verification, Geofix-delivered resin, and source-cause check. We identify drain issues before injection.

Tier 1 pathway. One-day turnaround. Permanent for the diagnosed cause.

DONE WRONG, REPEATEDLY

$25,000+ over 5 years

Single-method providers inject without diagnosing the leak. Void returns in 18 months. Cycle repeats until underpinning is required.

Auckland field-observed pattern. Common with single-method providers.

The water → void chain

How voids actually form
beneath Auckland slabs.

STEP 01

Water enters soil

Leaking stormwater, broken sewer lateral, or extreme cycles in Auckland clay.

STEP 02

Fine soil washes out

Water carries silts and particles into the drainage path. Sub-base loses material progressively.

STEP 03

A void forms

Slab bears load on perimeter only. Cracking, sinking, and hollow-sounding floors appear.

STEP 04

Structural failure

Footing rotation, ring beam cracking, and jammed doors. Underpinning costs follow.

Strategic Insight: The truth single-method providers don’t lead with: resin injection fixes Step 3. It doesn’t touch Step 1 or Step 2. If the leak is still there, you’ll be back.

Three void-fill pathways

The right intervention
for what's actually moving.

Pathway 01

Localised Void Fill

Driveways, paths, garage slabs, isolated patios. No foundation involvement.

From $3,500 + GST

  • Site assessment with floor-level survey
  • Sub-base inspection for live water sources
  • Geofix polyurethane resin injection
  • Laser-monitored void confirmation
  • Typical turnaround: half-day to one day
Pathway 03

Diagnostic Void Repair

CCTV drainage diagnosis + void fill + drain repair. Eliminates cause and symptom.

From $14,500 + GST

  • CCTV drainage inspection (Storm + Sewer)
  • Risk-graded findings report (Tier 2 Grade)
  • Open-cut drain repair where required
  • Single combined drain + resin warranty
  • Typical turnaround: 3 to 7 days

Resin-only vs. diagnosis-first void repair

The comparison single-method
providers don't publish.

Mainmark and other resin-only providers sell a product. We deliver a diagnosis-led repair pathway that identifies and fixes the cause.

The local risk factors

Why voids are more
likely in Auckland.

Reactive Clay Soils

Auckland’s clays shrink and swell aggressively, creating sub-base gaps.

Ageing Stormwater

Decades-old laterals fail silently, washing soil into the drainage network.

Volcanic Scoria

Local scoria pockets can lead to localised air-voiding or settlement.

Sloping Sites

Gravity-fed water runoff accelerates soil migration on hilly properties.

Mature Tree Roots

Aggressive root systems extract moisture unevenly, causing soil shrinkage.

Poor Sub-base

Insufficient compaction during original construction leads to consolidation.

Why Grace

Built on real repair experience, not just inspection theory.

Most foundation reports come from inspectors who don’t fix anything. Ours come from the team that does.

When the void is deeper than resin alone can solve, Geofix steps in.

Frequently Asked

Questions we hear
most often.

Mainmark and other single-method providers deliver one product: polyurethane resin injection. Grace delivers the same resin (through our Geofix division), but also brings two capabilities they don’t have — CCTV drain diagnosis and open-cut drain repair, plus traditional concrete underpinning when resin isn’t the right answer. If the cause of your void is water-driven (which it usually is in Auckland), filling without fixing the drain just buys time. We can do both in one project.

Because the resin fills the void but doesn’t address what created it. If a leaking stormwater pipe is still washing soil away beneath the slab, the resin you injected is sitting in stable position — but new voids are forming beside it. Within 12 to 36 months, the same symptoms reappear. This is why our Pathway 03 includes drain repair: it eliminates the recurrence mechanism.

Three factors decide it: the depth and shape of the void, the cause, and the structural load involved. Resin is excellent for shallow voids in stable soil with localised settlement — fast, clean, minimal disruption. Traditional concrete underpinning is better when the footing itself has rotated, the soil bearing capacity is permanently compromised, or council consent requires a structurally-engineered solution. We assess both options on every site visit and recommend honestly. Single-method providers structurally can’t do this.

Three pathway floors: $3,500 + GST (localised), $7,500 + GST (foundation involvement), $14,500 + GST (combined diagnostic + drain + resin). A site assessment confirms which pathway fits your situation. We don’t quote in $2,000–$10,000 ranges that leave you guessing — we give you the floor, then refine to a precise number after the site visit. The site assessment fee is credited to the works if you proceed.

For Pathway 01 and most Pathway 02 work, no — you stay in the home. Resin injection uses 16mm access holes, cures in minutes, and the area is usable immediately. For Pathway 03 where drain repair is involved, there will be excavation in the affected zone of the property (typically a side or rear strip), but the house remains habitable. Total disruption is usually one to seven days depending on pathway.

Three layers. The polyurethane resin itself carries a 50-year product warranty from the manufacturer (Geofix-supplied). Our workmanship warranty is 2 years across all pathways. If your project includes drain repair under Pathway 03, the drainage section carries a separate workmanship warranty. We coordinate all three under one project file so you have a single accountable point of contact.

It depends on the cause. Sudden events — a burst pipe, an earthquake event, a storm-driven washout — are often covered. Gradual subsidence from long-term clay shrinkage or poor original compaction usually is not. We can supply the diagnostic report and cause attribution your insurer will need to make a determination. Always check policy wording before assuming coverage.

Site assessments are typically booked within one week across Auckland. Once you proceed, Pathway 01 jobs can start within two to three weeks. Pathway 02 and 03 jobs requiring engineering input or council approval take three to six weeks from acceptance to work commencement. We’ll give you a definitive timeline at the assessment.
