Don’t just fill the void.
Fix what made it.

A fill-only repair injects polyurethane resin under the slab and stops there. We use Geofix® resin too, but we also look for what caused the void. If water is the cause, which it often is in Auckland, we can repair the drain, including open-cut drain repair. We also offer traditional concrete underpinning when resin isn’t the right answer. Filling without fixing the drain just buys time. We can do both in one project.

Because the resin fills the void but doesn’t deal with what created it. If a leaking stormwater pipe is still washing soil away beneath the slab, the resin stays where it was injected, but new voids can form beside it. Within 12 to 36 months, the same symptoms can reappear. That’s why Pathway 03 includes drain repair: it removes the cause of the problem.

Three things decide it: the depth and shape of the void, the cause, and the structural load involved. Resin is excellent for shallow voids in stable soil with localised settlement. It is fast and clean, with minimal disruption. Traditional concrete underpinning is better when the footing itself has rotated, the soil’s bearing capacity is permanently compromised, or the work needs building consent with a specific structural design. We look at both options on every site visit and give you an honest recommendation.

Every void is different, so we don’t publish set prices. Cost depends on the size and depth of the void, what’s causing it, access, and whether drain repair is needed. We start with a free visual site evaluation, then give you a clear written quote for the pathway that fits. No guesswork, and no pushy sales.

For Pathway 01 and most Pathway 02 work, no. You can stay in your home. Resin injection uses 16mm access holes, cures in minutes, and the area is usable straight away. For Pathway 03, where drain repair is involved, there will be some digging in the affected part of the property (usually a side or rear strip), but you can still live in the house. Total disruption is usually one to seven days, depending on the pathway.

Our Geofix® resin work is covered by the Geofix® 24-month workmanship warranty, which applies to Foundations Group Limited’s own work. The Geofix® resin itself has a 50-year expected B2 durability, not a warranty. If your project includes drain repair under Pathway 03, the drainage work has its own workmanship warranty. We keep everything under one project file, so you have one point of contact.

Generally no for Pathway 01 and many Pathway 02 jobs. Non-invasive resin injection beneath an existing slab usually falls outside Building Act consent requirements. Pathway 03 work that includes drain repair may need approval if the drainage scope is significant. We handle the council application when it’s needed, and we’ll tell you at your site evaluation whether your job is likely to need it.

It depends on the cause. Sudden events, such as a burst pipe, an earthquake or a storm-driven washout, are often covered. Gradual subsidence from long-term clay shrinkage or poor original compaction usually is not. We can share what we found on site, along with photos of the work, to help your insurer make a decision. Always check your policy wording before assuming you’re covered.

Free visual site evaluations are usually booked within a week across Auckland. Once you go ahead, Pathway 01 jobs can start within two to three weeks. Pathway 02 and 03 jobs that need council approval or specialist design input take three to six weeks from acceptance to the start of work. We’ll give you a clear timeline at your evaluation.
